Affordable, wonderful service

I am greatful for Miranda offering a membership for those of us on a tight budget who have had too many surprises from others who have done questionable work that they are called back for. Bravo, Miranda for believing in a job well done the first time.

Replacement of an element in hot water heater

The Service Tech did an excellent job of analyzing the problem-short intervals of hot water caused by faulty heating element-and drained the tank and installed a new element. Excellent job!

Johns rental has two 1981 Mansfield toilets where both were having problems leaking. I called john who lives in Ohio and recommended to replace the toilets but he wanted the cheapest options. I recommended the major rebuild and said he needs to do a minor rebuild just to get by. He asked for a discount. I called the office, they said give 5%. John approved so I performed the work. Tested. Toilets are working ok. They do not leaks but flush poorly still. Also had to replace one bolt on each toilet because I made them leak when changing parts.

Air-conditioning maintenance on a split Rheem system, sanitized interior and exterior of air handler, installed new drain pan strip, checked blower, heat, float switch, installed new batteries in thermostat and checked operation, rinsed condensing coil and polished unit, checked amps, volts, pressures, tightened all connections, all operations normal at this time.

Henry has a 3-1/2 year old Bradford white water heater where he wasn't getting enough hot water. I went through and tested the elements and the top read 12.6 ohms and the bottom read 1 which means the bottom element is burned out. Drained tank and replaced bottom 4500 watt element and filled heater back up. Tested all work. Heater is back up and runnng with no more issues.

Robert had a small culligan water filtration system built into his water service line. He has had low pressure lately and he wasn't sure why so I looked at the old filter and after he told me that he doesn't ever get it serviced, I knew right away that the filter was the reason for low pressure. I offered a new filter but he turned it down so I straight piped in new 3/4" PVC and tested all work. Pressure is back to normal in the house now with no issues or leaks.

Irene had a Crane toilet in her master bathroom where the fill valve wouldn't stop running. I flushed a few times and found that perhaps the switch mechanism internally was broken because it was not shutting off. I offered to replace the fill valve and she accepted. Installed new pro 45 fill valve and tablet tested to make sure no water was getting to bowl through the fill valve or flapper. Everything is functioning as designed with no issues or leaks.

Leak on clear tubing going from well pump to pressure switch. Remove and install new 1/8" copper tubing and fittings, turn on water and check for any leaks.
